Reassurance Where it Matters Most

How a new homeowner validated their roof condition, identified early-stage issues, and satisfied insurance requirements- without endangering themselves with ladders.

Having recently moved into a modern four-bedroom detached home, our clients sought reassurance that their roof was in sound condition. Despite a Level 1 purchase survey and the property being under ten years old, they were aware that their buildings insurance policy required demonstrable preventative maintenance.

The property also remained within its structural warranty period. Conscious of the limitations of the NHBC warranty - particularly the need to evidence defects within defined timeframes - they chose to verify the roof’s condition while still within warranty, ensuring any required action could be taken before protections lapsed.

Three Weave conducted a full aerial inspection of the property’s roof and guttering, delivering high resolution imagery and report without the need for access equipment. The survey confirmed the roof was in good overall condition, while identifying early-stage maintenance issues that would otherwise have gone unnoticed.

Imagery revelead partially blocked front elevation guttering due to moss and organic material, along with moss accumulation in a roof valley - both presenting a risk to effective water flow and potential future ingress if left unnaddresed.

These findings enabled simple, proactive maintenance, reducing the risk of defects developing beyond warranty scope.

A secondary concern regarded suspected wasp activity was also investigated, with no nests identified. The report now serves as a documented record of maintenance, supporting both insurance compliance and ongoing property management.
